Artificial intelligence powerhouse Anthropic, the company behind the Claude AI chatbot, is rapidly building a massive campus in downtown San Francisco. In just the past few weeks, the company has signed multiple new leases and converted existing subleases into long-term direct deals, pushing its total footprint in the city close to 1 million square feet.

The latest wave includes a 100,000 sq ft lease across three floors at 400 Howard Street (Foundry Square I), which will add space for approximately 650 employees, with occupancy beginning this summer.

Anthropic is concentrating its growth along a few blocks of Howard Street — an area landlords have branded “AI Alley”. Its current and upcoming holdings now include:

  • 342 Howard St. — Historic three-story building (former Town Hall restaurant)
  • Additional short-term space at 405 Howard St. (~70,000 sq ft, adding ~350 desks)

This aggressive expansion positions Anthropic as one of the largest office tenants in downtown San Francisco, outpacing many legacy tech companies in recent leasing activity.

San Francisco Office Market Revival Powered by AI

After years of elevated vacancy rates following the COVID-19 pandemic, San Francisco’s South of Market (SoMa) and Financial District corridors are experiencing a strong rebound — driven almost entirely by the AI boom.

While SoMa’s office vacancy still hovers near 25%, the rate is declining as AI companies search for millions of square feet of space. Analysts report AI firms are actively pursuing roughly 9 million square feet citywide.

“San Francisco is now seen as the place to be,” said Chris Pham, senior AI sector analyst at JLL. Demand is particularly strong for modern buildings with bay views, brick-and-timber character, and tech-friendly amenities in SoMa, Mission Bay, and the North Waterfront.

The story of 400 Howard Street highlights the shift: purchased in 2012 by the Ohio State Teachers Retirement System when it was dominated by BlackRock, the building saw significant downsizing in 2023 amid record vacancies. Today, AI tenants like Anthropic are filling the space and revitalizing the neighborhood.

Record $30 Billion Funding Round Fuels Growth

Anthropic’s real estate spree reflects its explosive trajectory. Founded in 2021 by former OpenAI researchers Dario and Daniela Amodei, the company raised $30 billion in its Series G round in February 2026, lifting its post-money valuation to $380 billion. This ranks among the largest private funding rounds in history and has intensified speculation about a potential IPO in the next 12–18 months.

The broader AI sector, including players like OpenAI and Waymo, raised $297 billion in the first quarter of 2026 alone (per Crunchbase), with a meaningful portion flowing into Bay Area commercial real estate.

Daniela Amodei has repeatedly emphasized the company’s roots in San Francisco, the city where she and her brother grew up and “where so much of our story has unfolded.”

What This Means for Downtown San Francisco

Anthropic’s near-1-million-square-foot commitment is one of the strongest signals yet of downtown San Francisco’s recovery. The surge in AI leasing is bringing jobs, increasing foot traffic, and helping repurpose buildings that stood largely empty just a few years ago.

As more AI companies follow suit, “AI Alley” (centered on Howard Street between First and Fremont) is quickly becoming the physical heart of the next wave of tech innovation in the Bay Area.
