There's a conversation happening in real estate right now that I think deserves more nuance than it's getting, and it's about AI.

I've been following the shift closely, and a recent interview with Devang Patel, the new Chief Technology Officer at Morgan Properties (one of the largest multifamily owners in the country), really crystallized something I've been thinking about for a while. His perspective? Digital first doesn't mean human less.

That phrase stuck with me, because I think it gets to the heart of how we should all be thinking about technology right now. not as a replacement for the relationships and personal service that define great real estate, but as a tool that makes everything we do sharper, faster, and more responsive.

What Residents (and Buyers) Actually Want

Patel made a point that resonates whether you're managing 110,000 apartment units or working with a handful of buyers and sellers: today's consumer wants information quickly. The old model of leaving a voicemail and waiting for a callback just doesn't cut it anymore. People expect real time responses, in the channel they choose.

That's something I've experienced firsthand in my own business. The clients who feel most taken care of aren't the ones who received the most formal service. they're the ones who felt like I was always a step ahead of what they needed.

Technology, used well, makes that possible at a level that simply wasn't achievable before.

AI as a Tool, Not a Threat

One of the things I appreciate most about Patel's approach is his directness about the "AI is going to replace jobs" narrative: he doesn't buy it, and neither do I.

The agents and professionals who thrive in the next decade won't be the ones who avoided AI. they'll be the ones who embraced it as a capability and learned to deploy it in meaningful ways. The goal isn't to hand everything off to a machine. It's to free yourself up for the moments that actually require a human. the emotional conversations, the complex negotiations, the genuine relationship building that no algorithm can replicate.

A resident doesn't care how big your portfolio is. They care how fast you fix their heater. And in real estate? A buyer doesn't care how many listings you have. They care whether you truly understand what they're looking for and show up for them when it matters.

Getting the Foundations Right

Patel also talked about the importance of foundational systems. making sure the right building blocks are in place before layering on more advanced capabilities. That's wisdom I apply in my own practice all the time. The flashiest tech doesn't help if the basics aren't solid.

For those of us in residential real estate, that means thinking carefully about where technology fits naturally into the client journey. from the moment someone starts searching for a home, through the transaction, and beyond. and identifying where the human touch is irreplaceable.

The Real Estate Industry Has Room to Grow

Patel acknowledged something that I think most of us in this industry already know: real estate has historically lagged behind other sectors when it comes to technology adoption. But that's changing, and it's changing fast.

The opportunity right now isn't just to keep up. it's to get ahead. The agents and firms that figure out how to use AI not as a buzzword, but as an embedded part of how they work, will have a real competitive advantage in the years to come.
