Buyers value apartment buildings on income. We start with your rent roll and operating expenses to find net operating income, then measure it against the four numbers buyers check: the cap rate, price per unit, price per square foot and gross rent multiplier (GRM) of similar San Mateo County buildings that have actually sold. Rent rules matter too: many Peninsula buildings fall under California's Tenant Protection Act (AB 1482), and some cities, such as East Palo Alto, have their own rent ordinances.
