Wells Fargo, acting as successor trustee of a family trust, selected Philip Batlin of Marcus & Millichap to sell 212 12th Avenue, a 4 unit apartment building in San Mateo. A trustee owes a duty to the trust's beneficiaries, so the sale had to be handled carefully and documented at every step. As trustee, Wells Fargo was not required to provide the usual seller disclosure forms, so Philip worked with the buyer's agent to get the buyer the leases, rent records and reports they needed before removing contingencies. The property sold in 20 days for $1,150,000 and closed in October 2015.
Built in 1957, the fourplex sits on a 5,000 square foot lot with four parking spaces.
